Never have I dealt with someone in the real estate business as unprofessional/crooked as Joshua. He backed out of a purchase agreement TWICE and FALSIFIED the deposit of escrow money that he is now trying to weasel his way out of.

He backed out of the first purchase agreement due to the fact that "he couldn't make money on it." One would imagine a competent realtor would know about this beforehand after viewing the property; but I guess looking up nearby comps is just too hard. Fine...whatever. So we offer him the property at a substantially lower price because we're sick of dealing with renters and just want out of the area. He agreed and drew up the papers again.

During this time, the house was inspected and he had flippers come in late at night to look over the house which made us uncomfortable seeing as the purchase wasn't finalized. But like I said earlier, we want to be done with this property so we dealt with it. Then days before we are to close, he messages me and tells me he's pulling out due to there being a (repaired) sinkhole. At this point I am thinking fine, you've been nothing but a pain and a waste of time, so give us the escrow money we agreed upon and get out of our lives. He then says we don't get the escrow money because we failed to disclose the sinkhole. We in fact DID disclose the sinkhole to all the potential purchasers that visited the property. I mean, we even disclosed it when using sites like OpenDoor to find buyers. If we were trying to hide it, we wouldn't have had it repaired and reported to the city. We've done out best to go through this whole process with full transparency.

We then contacted the company listed handling the escrow deposit and they had no contract/information about it. So he lied about the escrow deposit as well. We will be exploring all proper legal methods to help prevent this from happening to anyone else in the future.
