I cannot warn you off of this company strongly enough!
We were super excited about working with them and even partnering as businesses, so they took over management of four properties for us.
The list of issues that we had with them was shockingly long, and, sadly, many of the issues didn't come to light until we had replaced them with other property managers, problems came up, and they brought in competent and licensed individuals to review and repair the work.
One of the worst things was that they supposedly had a septic company pump the system. Septic always do a visual inspection during this process which can identify most problems but we'd asked for a full septic inspection cause we hadn't had one at purchase. Months later, we had an actual flood of sewage into the home with the FIRST guests ...which led to us having to close the property for four months (!) while floors and walls had to be replaced. We had no income, had to replace the tank (which our septic company said would never have passed any even visual inspection or been pumped), and even replace the entire leach field. Insurance only covered part of this.
A hot tub that was at the property at purchase was worked on by various people at Catskill Concierge a variety of times over a number of weeks costing us $$$ and time to getting to market. When a real hot tub expert came in after we fired them, they determined that there was no insulation on that tub and it would never have worked on the deck or in winter. The motherboard was also broken and the electricity hadn’t been wired correctly so it shorted the entire house the first time someone tried to use it. We had to get rid of that hot tub, which was an expensive process, and purchase and install a new one.
I was assured by Catskill Concierge, which also offers a design service, that all furnishings would be done on our property by early August. By mid-October, we were still not ready to rent, the wrong things had been purchased in some instances, items on the punch list from MONTHS ago hadn't been completed, and the house looked half baked with almost no art or accessories, one of the primary things I'd asked them to address.
That property is now earning $7,000/month in spring, so August/September/October were key months...income loss would have been at least $30,000 in this one property alone.
On a different property, it took them from March until SEPTEMBER to fix a heating/cooling issue after hundreds of dollars spent on small band-aid fixes. This was the primary issue I asked them to tackle in February before we signed on, asking the owner (who says he is a licensed inspector) to review the entire heating/cooling system at the house, look at insulation, etc. They charged us in summer to service a boiler that hadn’t been part of the heating system in years, so it was pretty clear they didn’t know how it worked. We got countless complaints from guests, resulting in a lower rating. And the heating/cooling system that they installed was a poorly functioning unit that was installed poorly (unsurprisingly!). We had to have a different company come out and, again, at thousands of dollars of cost, replace what they had done.
At the end, they were also charging us ridiculous amounts to do things like go to the dump ($95/hour!) because the owner said he had to do things cause no one else was available with a lower hourly rate. He claimed that they worked with 600 clients, which is part of why I hired them, but there is no way their infrastructure (two employees) or processes would have allowed that.
The list of complaints goes on from there but they have also been hassling me to pay for these services for months now, not replying to a single email where I have brought this up.
I have since heard similar stories from many, many individuals.
My next steps will likely be to go to the licensing board and see what I can do to help future clients avoid a similar situation with them. There is no world where they should be in business.
